Before You Start: The ARV Framework
Every renovation decision should be made through the lens of your After Repair Value (ARV). The formula is simple:
Maximum Allowable Offer (MAO) = ARV × 70% − Renovation CostIf your ARV is $350,000 and your renovation budget is $45,000, your MAO is $350,000 × 0.70 − $45,000 = $200,000.
The most common mistake Chicago investors make is over-improving relative to the neighborhood ARV ceiling. A $60,000 kitchen in a neighborhood where the ARV ceiling is $280,000 is money left on the table.
Phase 1: Must-Do Items (Non-Negotiable)
These items affect safety, habitability, and the ability to pass inspection. Skip them and you won't close.
Structural and Systems:Phase 2: High-ROI Items (Do These)
These items have the highest return on investment in Chicago's resale market.
